- Country houses and rest homes.
- Lots for housing, retirement, or projects compatible with land use.
- Properties with tourism, ecological, or rural accommodation potential.
- Properties with productive use, subject to technical and regulatory verification.
4. Nature of the Service and No Professional Advice
Colombian Roots Realty acts as a real estate intermediary. Our services do not replace legal title review, tax advice, professional appraisal, urban planning review, topographic measurement, or notarial or registry procedures. Those services must be provided by competent professionals or entities.
We clearly distinguish real estate brokerage from the functions of lawyers, notaries, surveyors, appraisers, accountants, and authorities.
5. Property Information and Listings
Information about prices, areas, characteristics, and availability may change by decision of the owner or due to documentary updates. Colombian Roots Realty will seek to keep listings updated and will confirm conditions before any commitment.
We apply the following criteria:
- Verifiable information: Every publication should identify the source of the information and clarify which data are pending documentary, technical, or legal review.
- Owner authorization: A property may only be promoted with authorization from the owner or from someone who demonstrates sufficient authority to offer it.
- Clarity on areas and boundaries: If there are differences between the deed, cadastre, topographic survey, or physical reality, these must be disclosed and submitted to professional review.
- No unsupported promises: We do not guarantee appreciation, returns, licenses, land-use changes, credits, visas, or results that depend on third parties or authorities.
6. Due Diligence
Before closing, we recommend reviewing ownership, chain of title, liens, taxes, boundaries, areas, land use, services, access, and any other relevant aspects. Buyers are responsible for conducting their own due diligence and obtaining independent professional advice.
7. Visits, Offers, Reservations, and Payments
Visits will be coordinated with authorization, basic identification of interested parties, and reasonable security and privacy measures.
Offers, counteroffers, reservations, and important commitments should be recorded in writing.
All sums delivered, their purpose, refund conditions, and recipient must be documented. We avoid receiving funds without support and recommend using verifiable financial channels. Acceptance of an offer depends on the owner and the conditions agreed by the parties.
8. Commissions and Brokerage
The percentage, triggering event, payment method, and scope of the brokerage service must be defined in writing.
Collaborations with other brokers or real estate agencies must define in writing the property involved, the client contributed, the commission split, contact protection, duration, and the responsibilities of each participant.
9. Foreign Clients
We provide simple explanations of the purchase process in Colombia and support in Spanish and English when necessary. We may coordinate with specialized professionals. However, we do not provide legal, tax, immigration, or financial advice, and we do not guarantee visas, credits, or any third-party or governmental outcome.
10. Conflicts of Interest, Fair Treatment, and Non-Discrimination
We will disclose any relationship or interest that could affect the impartiality of the intermediation.
Service will be provided with respect, without discrimination based on nationality, race, gender, religion, orientation, age, family status, or economic capacity.
